Before signing on the dotted line for your new house, you need to check that all is in order. First find out if the boundaries are correct. This is necessary where fencing is old or missing. Getting a surveyor in to check it out is wise.

There could be restrictions on the type of house you can build or the kind of renovations you can do on an existing house. This is especially likely if the surrounding homes are heritage listed. There will be guidelines - or covenants - to direct you.

Easements are parts of your land that may be controlled by government authorities. This is usually where utility pipes or electricity wires go through your land. It could be a problem if you want to build on that particular spot, because it's not likely to be allowed. Your real estate agent should be able to identify these areas.

Find out the zoning of your land. Zoning will tell you what sort of building you are allowed to have on your land. If you have the idea of starting a small grocery store, you may not be allowed. Neither can you build a residential dwelling in an area that is zoned for commercial use.
